Aspen Airport Closure 2027: Separating the Noise from the Numbers

What will the 2027 Aspen airport closure actually mean for summer visitors, renters, and property owners? Matt Ross breaks down what he’s seeing in the Aspen rental market and why longer summer stays are still moving forward.

There are two stories being told about next year's airport closure right now. I think both of them are true, just for different segments of this market.

Story One: What I'm Actually Seeing on the Ground

Here's the positive. Within the last two weeks, I closed just over $1 million in leases with 90% for next summer during the exact window everyone's worried about.

Why? Because these clients aren't just coming for a long weekend. That's the segment that will feell this the most and anyone counting on frequent, in-and-out access will be impacted. Getting here will require routing through Eagle County, Grand Junction, Rifle, or a longer drive from Denver.

But these renters are booking six weeks, eight weeks, a full summer. For that client, one extra leg of travel or an extra hour or two drive isn't a dealbreaker. At most, it's a rounding error against a stay that's already measured in weeks or months, not days. If anything, the closure is nudging exactly this kind of decision: instead of three separate trips back and forth, consolidate into one longer stay. That trend was already building before the airport news.

Story Two: The Doom and Gloom

The facts are real. ASE will close Sunday, April 4, 2027, at 11:00 p.m. through Friday, November 19, 2027, at 7:00 p.m. for voter-approved infrastructure improvements. Roughly seven months with no commercial or general aviation operations permitted during that window. I believe this timeline may be aggressive and the closure could last longer. In addition, both The Little Nell and The Gant are planning to close next summer for renovations, shrinking the lodging inventory right when we'd normally be filling it.

More than 20 local businesses are already planning a partial or complete shutdown during the closure, per Aspen Times reporting. Even the biggest boosters aren't pretending this is nothing. As one prominent local voice put it, there will be "some erosion" as people migrate elsewhere while the town, the Little Nell, and other properties deal with disruption at once. If your business model depends on a steady stream of walk-in, fly-in traffic, next summer is going to be a genuinely hard season.

What This Means If You're Renting Next Summer

If you're coming for the summer, June 1–September 1, 2027 is shaping up to be a great one to be here. Expect less traffic, less noise, and all the events you'd hope for — the Aspen Music Tent, Ideas Festival, and Food & Wine are all still on.

Will it be a little harder to get here? Yes. But I don't think it'll be much of an issue. Eagle County Regional Airport is ramping up in a big way: weekly flights are jumping from 46 to 112, an increase of nearly 130%. Eagle also tends to see fewer weather-related cancellations than Aspen, thanks to a more forgiving approach and less extreme conditions, and it's equipped to handle much larger aircraft.

Have questions about how this affects your rental options, your property or a purchase you're considering? Reach out — happy to walk through the numbers.
